Who you'll talk to

You talk to the broker, not a call center.

Thamis Gallanis has spent 28 years in San Diego real estate: selling buildings, managing them, and advising the families who own them. Before that, he worked as a Resolutions and Receivership Specialist with the FDIC, taking over the real estate of failed banks and deciding, asset by asset, what to fix, what to hold and what to sell.

That job taught him to look at a building the way a lender or a buyer will, and to give owners a straight answer. Sometimes the right answer is to sell. Sometimes it is to fix the management and keep collecting rent. He'll tell you which.

Questions owners ask us

How long does it take to sell a small apartment building in San Diego?

Many small central San Diego buildings take roughly four to six months from listing to closing. A well-prepared building with clean records and inspections done can move faster, and an off-market sale to a known buyer can be quicker still.

What does the Net Proceeds & Exit Options report include?

A value range based on recent comparable sales, your estimated net after commission, closing costs and loan payoff, a rough tax estimate, and two or three 1031 exchange options so you can compare selling outright against exchanging.

Can I sell without my tenants knowing?

Yes. We can market the building quietly to qualified buyers with a confidentiality agreement, with no sign and no MLS listing, and schedule tenant access only when a serious buyer is ready to inspect.

How much will I pay in taxes when I sell?

It depends on your purchase price, improvements, depreciation taken and your tax bracket. The report gives a rough estimate so you can see the size of it, and a 1031 exchange can defer it. Your CPA should confirm the figures.

Should I fix things before I sell?

Sometimes. Items buyers will discover anyway, like a required balcony inspection or a failing sewer line, are often worth handling first. Cosmetic upgrades usually aren't. We'll tell you which is which for your building.

What if the report says I should hold?

Then we'll say so. If keeping the building makes more sense, we can help with rents, management and planning instead.
