How we manage
Your rules, written once
You set a spending limit and tell us which repairs we can handle alone and which you always want a call about. We follow it every time and send you one clear monthly report.
- Tenants report problems by text or a simple link, with photos
- Licensed, insured vendors, and you see which credentials we've verified
- Vendors bill you directly at their price; we never mark up a repair
- Emergencies made safe immediately, with you notified at once
Coming in 2027 · early access
A flat-fee owner agent, with a licensed broker behind it
We're building a simpler kind of management for owners who don't want to pay a percentage of rent forever. Software reads tenant requests and judges urgency; a licensed broker sets the rules; repairs are booked inside the limits you sign.
Three things it will never do: collect your rent, hold a deposit, or take a cut of a repair. Your tenants keep paying you directly.
Planned pricing, subject to change at launch.
| Planned service | Price |
|---|---|
| Managed unit (tenant in place) | $89 / unit / month |
| Away mode (vacant or second home) | $199 / unit / month |
| Each repair we coordinate | $15 |
| Find and place a tenant | 35% of one month's rent |

Thamis GallanisBroker-Manager · CA DRE 01011756Who you'll talk to
You talk to the broker, not a call center.
Thamis Gallanis has spent 28 years in San Diego real estate: selling buildings, managing them, and advising the families who own them. Before that, he worked as a Resolutions and Receivership Specialist with the FDIC, taking over the real estate of failed banks and deciding, asset by asset, what to fix, what to hold and what to sell.
That job taught him to look at a building the way a lender or a buyer will, and to give owners a straight answer. Sometimes the right answer is to sell. Sometimes it is to fix the management and keep collecting rent. He'll tell you which.

Questions owners ask us
What does the free management review include?
We compare your rents with the neighborhood, check your expenses for leaks, check your leases and notices against AB 1482 and the San Diego Tenant Protection Ordinance, and list the repairs and inspections that matter. You get it in writing.
Do I have to switch managers to get the review?
No. Many owners use it to have a better conversation with their current manager, or to decide whether to stop self-managing.
Will you take a percentage of my repairs?
No. Repairs are billed by the vendor directly to you at their price. We don't mark up work.
What is the owner agent service coming in 2027?
A flat-fee option where a licensed broker and software handle tenant requests and repairs within spending limits you set in advance, while your tenants keep paying rent directly to you. We are opening it to a small group of local owners first.
Can you handle emergencies at night?
Yes. Gas, flooding, live electrical or anything that makes a unit unlivable gets made safe right away, and you are told immediately.
