Start here

Two doors. One conversation. Which one is yours?

Most owners come to us with one of two things on their mind. Wherever you're starting, the first step is the same: a free, confidential review of your building.

Door one

"I'm thinking about selling."

Maybe it's retirement. Maybe the calls at 2 a.m. got old. Maybe the numbers finally make sense. We'll show you an honest value range for your building, what comparable buildings on your block actually sold for, and a side-by-side of selling vs. refinancing vs. holding — including 1031 and Prop 19 strategies if they fit.

Door two

"I need better property management."

Vacancies sitting for months, repairs dragging on, statements that don't add up. You shouldn't have to chase your manager. We'll review your rent roll and expenses, show you exactly where the building is underperforming, and offer hands-on, small-building management — a real person, not a call center.

Built 1960–2000? That's our wheelhouse.

We know your building's era — and what buyers and tenants expect from it.

Every decade of San Diego apartment construction has its own quirks: the systems that age, the upgrades that pay, and the details buyers ask about. Knowing them is how we price accurately and manage without surprises.

1960s dingbats Tuck-under parking, breeze blocks, original plumbing & panels to watch.
1970s walk-ups Exterior stairs and balconies — railing, deck & waterproofing history matters.
1980s stucco Bigger unit mixes and assumable-loan history; roofs & windows drive value.
1990s–2000 Gated entries, in-unit laundry, garages — amenities that command top rents.

Why owners choose us

Your building isn't a line item to us. It's the neighborhood we live in.

Big brokerages chase 100-unit institutional deals and treat your 8-unit as an afterthought. We went the other way — long-time residents and owners in central San Diego, focused entirely on the small buildings that built these neighborhoods.

  • Real value ranges built from your rent roll and actual sales on your block — not an online estimate.
  • Plain-English guidance on retirement, reinvestment, and family transfers — no jargon, no pressure.
  • Hold vs. sell math so you can compare refinancing, selling, or keeping the building side by side.
  • A person who answers the phone. When you call, you reach us — not a ticket queue.

San Diego apartment property management

Not ready to sell? Make the building work harder first.

Many owners come to us thinking they need to sell — when what they really need is management that stops leaking money. Before you list, let us look at three things:

1 · Rent roll check

Are your rents at market? Are increases being handled correctly under San Diego and California rules? We'll show you unit by unit.

2 · Expense audit

Where is the money going? We flag inflated vendor costs, slow turnovers, and management fees you shouldn't be paying.

3 · Transition plan

If you switch to us, we handle the entire handoff — tenant notices, deposits, records, and vendors — start to finish, stress-free.

1031 exchange & Prop 19 in San Diego

Keep more of what your building has earned you.

Two of the biggest questions we hear from long-time owners and their families. Here's the short version — we'll walk through the details together, alongside your CPA or attorney.

The 1031 exchange

Selling outright can trigger a large capital-gains bill. A 1031 exchange lets you defer those taxes by rolling your equity into another investment property — a bigger building, something out of the area, or a lower-maintenance asset. The timelines are strict (45 days to identify, 180 days to close), so planning before you list is everything. That's where we come in.

Prop 19 & inherited buildings

Since Proposition 19, children who inherit a rental property generally see it reassessed at market value — which can multiply the property-tax bill overnight. If you've inherited a building (or are planning your family's transfer), we help you run the numbers on keeping, selling, or exchanging, so the decision is made with clear eyes instead of surprises.

About us

Neighbors first. Advisors second. Salespeople never.

San Diego Apartment Advisors is a local brokerage based in North Park, serving property owners across San Diego County and throughout California. Our mission is simple: help owners navigate the real challenges of investment property — buying, selling, 1031 exchanges, and day-to-day management — with honest math and steady guidance.

Smaller apartment buildings are often owned by long-time local families facing big decisions about retirement, reinvestment, or passing the building on. We built our entire practice around giving those owners clear answers, because we're owners here too.

Questions owners ask us

Straight answers, before you ever pick up the phone.

Is the building valuation really free? What's the catch?
Yes — free and confidential, with no obligation. We prepare an estimated value range, sale strategy options, and 1031 ideas if they apply. Some owners list with us afterward, some refinance, some do nothing for years. The review is how we earn trust; the math is yours to keep either way.
My tenants don't know I'm thinking of selling. Will they find out?
No. Everything starts confidentially — we can value your building from your rent roll, expenses, and public records without ever contacting a tenant. If you decide to sell, we'll plan tenant communication together, on your timeline.
My building has long-term tenants below market rent. Can I still sell?
Absolutely — many buyers specifically look for buildings with rental upside. We'll show you how below-market rents affect your value range, and whether raising rents first, selling as-is, or holding makes more sense for your situation.
My building was built in the 60s/70s. Does that hurt my value?
Not necessarily — buyers expect it, since most small buildings in the urban core were built between 1960 and 2000. What matters is how the era's known items have been handled: plumbing, electrical panels, roofs, soft-story parking, decks and railings. We'll show you which items affect your price and which upgrades actually pay before a sale.
How is your property management different from the big companies?
We only manage small buildings, so yours is never at the bottom of a 3,000-unit portfolio. You get a real person who knows your building, transparent monthly statements, local vendors we actually use on our own properties, and rent handling that follows San Diego and California rules to the letter.
I inherited my parents' building. What should I do first?
First, don't rush. Under Prop 19, inherited rentals are generally reassessed at market value, which changes the property-tax math significantly. We'll help you and your family run the numbers on keeping, selling, or exchanging — alongside your CPA or attorney — so you can decide calmly.
What does it cost to switch property managers?
Usually far less than staying with the wrong one. We handle the transition — notices, deposits, records, vendors — as part of onboarding. In your free review we'll show you our fee structure side by side with what you're paying now, including the hidden fees.
